Job Description

The Executive/Officer – Real Estate will play a vital role in supporting Bata Bangladesh's Real Estate function by identifying commercially viable locations for retail stores, office premises, warehouses, and other business facilities. The role is responsible for supporting the company's retail expansion and operational requirements through effective site selection, lease administration, landlord relationship management, and commercial lease negotiations.

Working closely with the Retail Operations, Finance, and Legal teams, the incumbent will contribute to the efficient management of the company's leased properties by ensuring timely execution and renewal of lease agreements, optimizing rental costs, and maintaining strong relationships with landlords and other stakeholders. The position requires frequent travel across Bangladesh to support business expansion and real estate operations.

Job Responsibilities:

  • Identify, evaluate, and recommend suitable locations for new retail stores, office premises, warehouses, and other business facilities in line with the company's expansion strategy and operational requirements.

  • Conduct market surveys, site visits, and location assessments to evaluate commercial potential, customer accessibility, footfall, competition, and overall business viability.

  • Collaborate with Retail Operations and other relevant stakeholders to understand business requirements and recommend commercially viable locations.

  • Build and maintain strong professional relationships with landlords, property owners, developers, brokers, and other external stakeholders.

  • Participate in lease negotiations, rent reviews, lease renewals, and commercial discussions to secure favourable leasing terms.

  • Prepare lease proposals, SEPs, memos, protocols, and other real estate-related documentation.

  • Coordinate with the Legal Department to draft, review, execute, renew, and maintain lease agreements and other related legal documentation.

  • Monitor lease expiry schedules and coordinate timely renewals, relocations, or closures of retail stores, office premises, warehouses, and other leased facilities.

  • Maintain accurate records and databases of leased properties, rental agreements, landlord information, and supporting documentation.

  • Support rental cost optimisation initiatives while ensuring operational and business requirements are effectively met.

  • Liaise with the Finance Department regarding rental payments, lease-related financial information, and other administrative matters.

  • Travel extensively across Bangladesh to inspect prospective locations, visit existing leased properties, and meet landlords and property owners.

  • Prepare reports, presentations, and analyses on real estate activities to support management decision-making.

  • Perform any other responsibilities assigned by the Head of Real Estate.

Experience

  • At least 1 year
  • The applicants should have experience in the following business area(s): Manufacturing (FMCG), Retail Store, Multinational Companies, Leather goods/ Footwear/ Tannery, Real Estate, Group of Companies, Chain shop, Property Management & Preservation Services

Education

    • Bachelor of Business Administration (BBA) in Management, Marketing, Finance, Mathematics, Statistics, or any other relevant discipline from a recognized university.

Additional Requirements

  • Age At least 25 years
  • Strong negotiation, interpersonal, and stakeholder management skills.

  • Excellent verbal and written communication skills in both Bangla and English.

  • Good knowledge of lease administration and documentation processes.

  • Understanding of commercial real estate, retail site selection, and market survey techniques.

  • Strong analytical and problem-solving abilities with commercial acumen.

  • Proficiency in Microsoft Office applications (Excel, Word, and PowerPoint).

  • Ability to build long-term professional relationships with landlords and external stakeholders.

  • Willingness to travel extensively across Bangladesh.

  • Ability to work independently while managing multiple priorities under tight deadlines.
